Some Thoughts


Our goals for this project were to:


Conceive, design and build a Craftsman Style residence with the exterior look and feel of a traditional bungalow.

Utilize the existing residence foundations in the new structure
Incorporate typical craftsman style architectural features in the construction, exterior finishes and interior features


The Project Challenges:


Our client’s interior finish desires and space demands brought the total project square footage to 4300 sqft. In order to keep the look of the new residence cozy and small from the street  required some very creative design work. We opted to create a Master Suite wing off the rear of the structure to minimize the appearance   

The house is located on a higher traffic street. We needed to provide for protected family space in the rear of the house, away from the traffic. Unfortunately, the rear yard sloped drastically away from the building site. We would need to design and construct retaining walls and back fill to level off the backyard to make it more usable.

About The Project

With all the buzz and demand for housing in the Oak Grove neighborhood, finding the right house can be difficult. Our client’s decision - build what I want. Our Client had purchased a small 2 bedroom 1 bath residence in the area at a good price. His wish was to transform the small house into the dream house he was looking for. He tasked Del Sol Construction to design and build a new larger residence that had the look and feel of a much older home -  And, one that wouldn’t look out of place in the community. In our concept and design consultations, we settled on a Craftsman style cottage for the look of the new residence.

The Construction:

 The existing house was leveled to the foundations. The new structures foundations were added to the existing footprint to create the space for the new house.


The Interior Project:


Trim and Millwork

We had custom Craftsman Style Kitchen and Master Bath cabinetry designed.The oversized hallways were all framed with paladin style arches. All of the arches were constructed with bull nosed edges eliminating sharp edges. The interior rooms were fitted out with period custom crown, base and case moldings.

The interior entry was finished out with a vaulted entry and receiving parlor, an over sized switchback staircase with a reading bench, and a second story viewing balcony overlooking the 2-story stack stone fireplace.

Flooring

Brazilian rosewood flooring was chosen for the hallways, receiving parlor and entertainment room.

Shaw(C) frieze carpets with a muted tone were installed in all bedrooms.

Multi-Color slate tiles of varying sizes were installed in all Guest Baths, Master Bath and Kitchen.

Appliances and Mechanical

GE Profile (Professional Series) Appliances were selected and installed in the gourmet kitchen along with on demand hot water dispensers and a wall mounted pot filler faucet at the cooktop.
The second floor Laundry has an agitating "gentle wash" laundry sink provided by MTI Whirlpool
 

The Exterior Project:


Mixes of finishes were designed to create the craftsman bungalow look:

3” revealed lap siding, Cedar shake, custom columns and brackets, custom fully operational board & batten shutters, step pointed oversized brick, Stucco, and river rock foundation veneers were blended together to create a dramatic look to the residence.

A covered open patio and sleeping porch were constructed off the master suite.

Cantilevered balconies and Master Bath Extensions were added for additional interest from any vantage point
