Case Study 9 - Playroom & Patio Addition
Some Thoughts
Our goals for this project were to:
Design and construct a new playroom and outdoor entertainment area to replace the existing unused screen porch and deteriorating deck.
The Project Challenges:
Located on the rear of the residence, and perched on the edge of a very steep grade, a considerable amount of concrete would have to be pumped from street level 150 feet to the back of the residence.
Permission would have to be granted from the adjoining residences to allow us access to the project area, as a large amount of the grade and vegetation would have to be removed and repositioned to complete the construction.

About The Project
Being in the sports entertainment industry, Bill and Cameron had converted a large section of the basement in their Chastain Park home into sports lounge. with the arrival of their daughter, the lounge was being taken over by stuffed animals and easy-bake ovens. They decided it was time to move the toy store out of the lounge and create a new play space just for their daughter.
Enter Del Sol Construction - though a series of consultation meetings, we were able to create a renovation action plan to incorporate the new playroom, a larger, main level deck (to replace the existing deteriorating deck), and a new expanded, tiered, outdoor entertainment area complete with an outdoor fireplace, and space for the dogs to play.
Once we had agreed on the vision, we put them together with our partnered architect to begin the design process.
The Construction:
The existing upper deck, screen porch and lower wooden patio were demolished.The existing old shrubs and plantings were removed, and the project area was prepared for the large slab and footings that would be needed for the project.
The new playroom structure was framed with additional supports and braces to accommodate the new main level deck that would rest on top of the playroom roof.
After the membrane roof was installed, we set about to construct the floating deck system that would be supported by the lower roof and allow for proper drainage under the system.
The interior space was finished out with plenty of storage areas:
A large storage closet
Bookcases and lower covered storage for a TV and movie storage
An over sized daybed / window seat complete with pneumatic lifts to access the toy chest beneath
The Exterior Project:
During the same time, The masons were fast at work shaping the rough granite stones into the new retaining walls, sitting walls and the new outdoor fireplace.
Low voltage landscape lighting and wall lights were installed along the perimeter of the new play area and stone patio
