Case Study 6 - Second Story Addition
Some Thoughts
Our goals for this project were to:
Create access to the new addition communal study and bedroom by converting the existing closets into a hallway over the den
Remove existing interior walls to combine the smaller den, office and breakfast room into the new family room
Expand the rear of the residence to accommodate the new kitchen and family room
Construct a new room profile to accommodate the new study area and bedroom over the garage
Complete construction on the previously renovated basement to add a ½ bath
The Project Challenges:
The new expanded kitchen and den would extend past the existing rear wall of the residence. We would need to install large structural beams into the current second floor outer walls to allow for an open living space below.
As with most older subdivision homes, there was no true foyer and entry into the home. We would need to reconfigure the existing narrow foyer by removing the hall closet, rerouting the
HVAC chases and supporting the second floor to open the foyer into a 2 story entry.

About The Project
As with most 1960’s subdivision homes, the focus is with function and not form. There will always be plenty of space, but its usually laid out to optimize the available room with little regard to flow. The Ferri’s 2-story Briarcliff Woods home was no exception. The small bedrooms served them well when the children were smaller. But as their children have grown older in their home, they each have needed their own room and a place to study. The small laundry room quickly became to small, and the galley kitchen and offset den never seemed to allow room for furniture, family and friends. Their desire was to expand the 2nd floor over the existing den and garage, creating an additional bedroom, a full sized laundry room, and a communal study area for their children. Additionally, they wanted to update and expand the kitchen and family room into a more open, brighter area.
The Construction:
The existing Den and Garage roof and ceilings were removed
New engineered beam supports were installed to bridge the kitchen expansion
Engineered “I” joists were installed for the new floor joists allowing for longer unsupported spans
The existing cypress paneling in the den was cleaned and reinstalled into the new family room space
The unfinished bonus room was added into the project as an additional bedroom
A new open staircase and foyer were added
A new kitchen with all new cabinetry and appliances and Center Island
The Exterior Project:
New front masonry work for the Garage expansion was matched with the existing brick veneer
New roofing and shingles were installed over the entire residence
New decorative columns were constructed on the front to update the main entrances into the residence
A new rear deck was constructed off the new kitchen to capture the sloping backyard into more usable space
