Case Study 2 - Second Story Addition
Some Thoughts
Our goals for this project were to:
Construct a new second floor addition while preserving the existing footprint
Create a new formal entry and staircase
Construct a new dining room
Expand and update the existing kitchen
Tie together old and new construction with exterior effects for better curb appeal
The Project Challenges:
Retain as much of the original exterior structure as possible while completing the renovation
Reconfigure the addition roof to allow for proper water run-off
Designing the Project to a tight budget considering we were touching every room in the residence.

Our client made use of Del Sol’s Space Planning and Architectural Assistance services to augment and adjust their existing plans to reconfigure the project for better utilization of the space.
About The Project
With all the construction going on the the Oak Grove Community of Decatur, Our client had decided it was time to expand his 2 bedroom / 1 bathroom small. Post-war ranch into a larger home to accommodate visiting guests and entertaining.. Their desire was to build up – adding a second floor - to create a true Master Suite, a private family Den, a Spare Bedroom and Bath. Additionally they wanted to create a larger dining room and full sized modern kitchen.
The Construction:
The roof and rafters were removed in preparation for construction
New floor joists were installed for the new second floor
The new second floor plan constructed on new joists
The existing carport was enclosed for incorporation into the expanded kitchen and dining room plan
The front porch was extended to center on a new formal entry
The existing dining room ceiling was removed in preparation for the new 2-story foyer and staircase
Roof, dormers and new front porch were installed
The Exterior Project:
New granite stack stone facing was applied to front porch and walkway columns to match the existing veneer
A box bay window installed on the front of the residence to expand the new dining room and to add an additional front elevation interest point
Hardiboard© Lap siding was installed at a 4” reveal to give the house a more period look
Architectural shingles, black gutters and custom shutters were installed
A second floor master bedroom deck and decorative pergola were added
Existing brick veneer and new lap siding were painted to tie construction together
