Why Design / Build?

By beginning and ending with the same renovation company, Del Sol Construction can be integrally involved in your project from the initial conception through to installing the bathroom robe hooks, allowing you to utilize our experience and recommendations to value engineer your project - saving you time and money in costly redesign fees.

Initial Phone Call

When you first contact our office, we will speak with you at some length about specific details on your project; your expectations for the project and gather all of your contact information. Then, if you decide that Del Sol Construction may be the right contractor for your project, we will schedule a home visit.

Initial In-Home Site Visit and Remodeling Assessment

Del Sol Construction’s Renovation Sales Manager will visit with you at your home to discuss your project needs and assess any construction issues related to those improvements. A general scope of work will be developed with as many specifics as you may be prepared to offer at that time. We will take time to discuss general remodeling costs and how you see the budget for your project.

Concept Meeting

Once we have completed the Initial Remodeling Assessment, we will meet with our Architectural Partner and review the scope of your project. We then schedule an In-Home Concept Meeting with the Sales Manager, you and the Architect to discuss the concept ideas; any specific wants you have in the project; product selections you have made; and your project budget. This budget is based upon similar projects completed, square foot costs and other factors. You should view this meeting as a “reality check” to see if your budget expectations are realistic in today’s remodeling market. Once you have approved our proposal and are ready to move forward with your project, the next step is the Design Build Phase.

Design/Build Phase

This Phase is divided into two stages so that you can review our vision for your project prior to entering into a construction agreement. This agreement is to complete a conceptual design for your project along with the construction budget. The budget is normally determined from the ballpark range presented in our concept meeting.

Stage 1 (Design Agreement)

The Design Agreement allows your design team to complete all the plans and drawings needed for accurate job pricing, permitting and construction in Stage 2. When we present the Design Agreement, we request a retainer.

Please Note: Savings and / or budget controls are achieved through better planning. Provided that a realistic budget is established and agreed to prior to entering into a Design/Build agreement, Del Sol Construction takes on the responsibility of protecting the budget as design happens.

Stage 2 (Construction Agreement)

Following the design preparation, you will be asked to sign the Construction Agreement which is your commitment to us that you are serious about constructing the project. We will then set a future start date, revise the plans, if needed, add construction final details and to be available to assist you with product selections. Once those steps are complete, we will then review the plans, product selections and final construction budget with you. Once you have approved the plans and specifications, we will order the long lead-time items and work toward obtaining the building permit.

Post Construction

The Owner’s Manual

We compile a comprehensive reference booklet of your project to present to you at the end of the project. The Owner’s Manual will pull all of the components into one central location, so you never have to hunt around for any project information. Features of the Owner’s Manual include: 

►All of the installation and user manuals for all products installed in your project
►All manufacturers’ warranties for products used
►A copy of the Paint Schedule and color codes
►Available product information for finish items (roofing, carpet, etc.) used
►A copy of your Construction Agreement and final Certificate of Occupancy
►Lien Releases for all Trade Subcontractors (This gives you peace of mind that Del Sol Construction has paid all of the subcontractors that worked on your project.)

Staying in Touch

 We have been around for quite a few years, and we won’t disappear once the sign is gone from your yard. If you find that down the road something from the project needs attention, a sink that leaks, cabinetry doors that need adjusting – Call Us and we will be there to correct it. We will automatically call you 3 months after the completion date of your project, just to check in and see how things are going with the new space. At the 12 month point and again close to the end of your warranty, we will touch base with you again just to make sure everything we have done is continuing to perform for you.
