Our
client had a typical Morningside 3 Bedroom / 2 Bathroom bungalow.
Due to terrain and lot constrictions, they opted to build up into
the existing attic to accommodate a Home Office, Gallery and Master
Suite. Building up freed up one bedroom to be utilized as part of
an expanded kitchen / family room. Their desire was to keep the
new construction to appear as part of the original structure.
Goals for the Project:
• Expand and update a crowded kitchen / family dining area
• Create a private family room away from the formal
living / dining room
• Create a Home Based Office
• Provide the client with a true Master Suite and additional
closet space
• Create interior design details to match design features
of
existing house
Construction
• Spare bedroom, rear hallway walls were removed and opened
to kitchen
• Attic floor joists were upgraded to accommodate construction
and daily usage
• Roof rafters were increased to handle the new loads, and
to provide room for added insulation
• Support columns and new covered porch were constructed at
rear entry to allow for larger Master Bedroom
• Rear roof was removed for construction of new Master
Bedroom wing
• Ceiling in the new family room was removed to create an
open staircase and gallery for the new space
• The new attic space was fitted out with a new office and
spare bathroom, laundry room, gallery hallway and Master Suite with
a barrel-vaulted ceiling
